Obtain 7/12 Utara, 8-A Utara and NA Order from Collector's Office. Verify on MahaBhulekh portal before purchase.
bhulekh.mahabhumi.gov.in — free online 7/12 access.

Stage 02

UDCPR Setback & Layout
UDCPR 2020: Front 3m, Side 1.5m setback. Calculate buildable area. Appoint COA-registered architect.

Building Permission
Submit building plan to Municipal Corporation. Obtain NOC from Water dept, MSEDCL, and Fire department.
Submit all NOC documents together — speeds up approval.

Stage 04

Soil Test & Foundation
Conduct Soil Bearing Capacity (SBC) test. Choose Strip / Raft / Pile foundation type. Lay PCC + RCC footing.
Low SBC? Raft foundation distributes load better and costs less long-term.

Stage 05

Plinth Beam & DPC
After plinth beam, lay Damp Proof Course (DPC) to prevent moisture rise. Use 1:1.5:3 mix with waterproofing compound.
DPC is the most critical moisture barrier — never skip it.

Stage 06

Superstructure & Walls
Erect columns, beams and brick / AAC walls. AAC Green Blocks reduce structure weight by 30% and keep rooms cooler.
AAC Block = lighter structure + lower AC bills + faster build.
1–3 months
Stage 07

RCC Roof Slab
Place shuttering, TMT Fe500D reinforcement and M20/M25 concrete. Cure for 28 days minimum. Min slab thickness: 125mm.
28-day curing = 30% stronger slab. Never rush concrete.
2–3 weeks
Stage 08
MEP — Electrical & Plumbing
Route conduits and plumbing within walls before plastering. Plan all MEP before slab — post-slab changes cost 3× more.
Use ISI-certified PVC conduits for all concealed wiring.
2–4 weeks
Stage 09

Plastering & Waterproofing
Internal 12mm, external 20mm plaster. Terrace waterproofing is essential. Use APP Membrane for 15-year durability.
Terrace leaks cost 3× to fix post-completion — never skip this.
3–5 weeks
Stage 10

Doors, Windows & Flooring
Install UPVC/aluminium windows and flush doors. Lay vitrified tiles (600×600) or marble. Set door frames before final plaster.
Install door frames before plastering — prevents gaps and rework.
3–6 weeks
Stage 11

Painting & Finishing
Wall putty, primer and 2 coats interior emulsion. Exterior texture paint. Complete kitchen and bathroom tiling.

Stage 12

Completion Certificate
Obtain Completion Certificate from municipal authority. Connect water and electricity. Without CC the building is legally incomplete.
CC is mandatory for property registration and future resale.
